Multifamily buildings

The first multifamily building constructed from precast ECA concrete components in Poland was built in
Częstochowa in 2016. Buszrem was a manufacturer of the prefabricated components, a developer and a
contractor of the building. The construction is a perfect example of the advantages of prefabrication.

 

Our production plant offers a high degree of precision that is not possible to be achieved by bricklaying the walls from the small-sized components or pouring floors on the site. All technological holes with installations in the walls and floors are created on the spot. Because the surface of the components is smooth, the finishing works can be started immediately (the walls do not require plastering). The precise system allows of combining all components of the structure and installing them directly from the vehicle – with no need for unloading and storage. The season of the year does not affect the construction works because no stage of work needs seasoning or service interruption. A building in move-in condition can be constructed for a few months. The technology of prefabrication is very flexible. It allows of constructing the most complicated architectural designs with no modular constraints. Prefabricated buildings are lighter so they can be constructed on a poor base surface.
Expanded clay aggregate concrete has great thermal insulation properties so the walls can be thinner and at the same time maintain the necessary standards. In this way, the usable floor space can be increased by even 7% compared with traditional multifamily construction.

According to the analysis of the costs of construction implementation (and construction-related works), the technology of prefabrication is 6,4% cheaper than the traditional technology.

The buildings constructed from expanded clay aggregate are up to the green building and energy-efficient construction standards (water vapor permeability of the walls guarantees healthy microclimate; thermal insulation provides lower costs of heating; excellent acoustic insulation properties). It is confirmed by acoustic tests carried out on the rooms in the development in Częstochowa. The results were better than the applicable standards in Poland.
